Where one is installed, the water utility requires it to be tested on a schedule, and the notice tends to arrive addressed to an owner who has never heard of the device it names. That letter is the single most common way a Northern Virginia townhome owner discovers the sprinkler system is theirs to maintain.

What the test involves

A certified test of the device’s check valves under controlled conditions, readings recorded, and the paperwork filed with the utility that asked for it. It takes well under an hour in a typical unit. If the device fails, we quote the repair or replacement in writing before touching anything, priced against the published table.

Who needs this

Mostly the owners of sprinklered townhomes and stacked units in Arlington and Alexandria, the Ashburn corridor, and the Woodbridge belt, because that is where the region’s residential sprinkler stock is.
